Current Planning staff provides assistance to land owners wishing to build, divide or develop their land by interpreting land use code requirements and assisting with the various application processes. The staff is responsible for implementing the City's development regulations and generally includes the following activities:
- Conditional Use Permits Land division applications (Short Plat, Major Subdivision, Binding Site Plans, Boundary Line Adjustments) Variance application.
- Reviewing project compliance with city ordinances: zoning, subdivision, landscape and screening, signs, parking, stormwater, flood hazard prevention, resource lands and critical areas, and environmental review.

All permit processing fees must be submitted as part of the required application materials.
Chapter 16.18 of the East Wenatchee Municipal Code includes the process for dividing property for the purpose of sale, lease, or transfer for commercially and industrially zoned property, condominiums, and manufactured home parks within the City of East Wenatchee.
Title 19.08 of the East Wenatchee Municipal code includes the process for amendments to the City's development regulations and the Comprehensive Plan. There are two types of amendments; (1) amendments to the text of the Comprehensive Plan or to a development regulation and (2) amendments to the official Comprehensive Plan map or zoning map. Development regulations include the zoning ordinance, subdivision ordinance, critical areas ordinance, and design standards.
Chapter 17.92 and Title 19 of the East Wenatchee Municipal Code provides a process for Conditional uses within the zoning districts of the City. Conditional Use Permits (CUPs) are special permits regulating land uses that may create negative impacts within the zoning districts in which they are located. CUPs are designed to allow a specific use, while reducing the potential for detrimental impacts to neighborhoods.
Chapter 16.16 of the East Wenatchee Municipal Code (EWMC) provides a process for the subdividing of property within the City of East Wenatchee. A major subdivision is the division of land into five or more lots, tracts, parcels, sites or divisions for the purpose of sale or lease and includes all re-subdivision of land within the incorporated area of the city.
Titles 17 & 19 of the East Wenatchee Municipal Code describe the Planned Unit Development (PUD) process. See Chapter 17.68 Planned Unit Development District for all details. A PUD is an overlay district requiring a rezone. The purpose of a PUD is to allow greater flexibility and more creative and imaginative uses than is possible with a Rezone.
Chapter 16.12 of the East Wenatchee Municipal Code provides a process for short platting property within the City of East Wenatchee. A Short Plat is the division of land into no more than four lots for the purpose of lease or sale.

Chapter 17.88 of the East Wenatchee Municipal Code provides a variance process. Variances allow for modifications of lot dimensional standards, setbacks, or other similar design requirements of a zoning district in situations where unusual physical conditions of the property or unique character of the development make it impossible or unduly difficult to comply with the standards.
